Many sellers believe that if they wait until spring to list their home, they will be more likely to sell. Many of them have even been told this by real estate agents.
Personally, I advise my clients differently. Why? Well, it's simple really.....
In the Spring, everyone lists their home for sale.
This means you are competing against sometimes twice the number of listings. You may have more showings, but never receive an offer, simply because there are just more homes to choose from.
If you list in the "off" market, there are still buyers, and they have less to choose from. It's the simple law of supply and demand. Don't believe me? That's ok, my happy sellers do ;-)

From personal experience, I agree. The longer it is on the market, the better chance it has for being discovered by that perfect match of a buyer. It used to be different, but now you have to make sure it is listed when your perfect match is looking. Also, the Athens MLS no longer shows how long a property has been listed. I do not believe the GA MLS does either, but it may be different now.
