So, will real estate ever get better?

I hate to break it to all of you, but real estate is BACK

Comparing the Athens, GA real estate market snapshots from April of 2011 and April of 2012, new listings are DOWN by 9.2% from 2011 and pending sales are UP 30.6%. 

Now, for all of you that remember that high school economics class, when supply is down and demand is up... what happens to prices? They go UP. That's right class, most of the agents you know and love will likely tell you that they have felt the market "boom" quite a bit more this year than last year. 

I personally can't be more excited. While the bulk of my business is still short sales on the listing side, and foreclosures on the buyer side, I just closed on my first MARKET SALE this year (non-foreclosure, non-short-sale). I also have 2 more under contract as I type that are non-distressed sales. 

I know I'm excited, not just for me and my clients, but for our economy in general. Prices are still low, and interest rates are in the high 3's, even with FHA and other government loans. Real estate is more affordable than ever.
