So, where are Athens, GA home values today? Well, depending on the agent you ask, you could get a million answers. Those of us who are selling on a daily basis are starting to see a shift in the market.
What does a "shift" mean? Well, it means that we are shifting from a buyer's market to a seller's market. Inventory (homes for sale) in Athens is down in some areas by as much as 47%. We all know that when supply is down, but demand does not change, prices rise.

Now, don't get your hopes up for drastic appreciation on the house you bought in 2006. Home values in Athens, GA are still lower than they were a few years ago. However, if you stage your house, keep it clean and "show ready," and perhaps added a few upgrades over the past few years, you may be surprised by what you can get for your home.
There is a negative side to this shifting market: appraisers haven't caught up yet. The biggest "deal killer" in the market is the appraisers who have been burned in the past. The best way to make sure you keep any buyer you find, and get them all the way to the closing table, is to have your agent meet them at your house with a few sold, under contract, and active comparable listings that support your agreed upon sales price. Make sure you and your agent show the appraiser upmost respect. You're not there to tell them "how to do their job," you're there to help them make a detailed and accurate report. There are some things they just can't see when they walk through the house.
