Selig Enterprises Submit Revised Plans for Armstrong & Dobbs Property

The new plan connects the development to the Firefly Trail.

Selig has finalized and submitted its plans to redevelop the former Armstrong & Dobbs site and several adjacent parcels into a mixed-use development. The $90 million project will feature a mix of retail, residential and public spaces.

The final design includes the following characteristics:

  • A total of 102,000 square feet of retail space, anchored by a 38,000-square-foot tenant space (tenants have not been finalized yet)
  • 375 residential units
  • Hidden structured parking to serve retail stores, restaurants and residents
  • Retail spaces, residential units and green space fronting the proposed Firefly Trail
  • Increased connectivity between the Athens-Clarke County Multimodal Center and Oconee Street via the Hickory Street Extension

Key Design Features

  • The final design features a 38,000-square-foot anchor tenant and retail spaces ranging from 2,500 to 15,000 square feet. Retail space will line the Hickory Street Extension and a portion of Oconee Street.
  • The Hickory Street Extension will connect the existing Hickory Street and the Athens-Clarke County Multimodal Center to Oconee Street with wide sidewalks, bike lanes and two vehicular lanes.
  • The project includes 375 residential units; 350 of them will be two- or three-bedroom units.
  • The plan has been adjusted in recent months to feature stronger orientation and connectivity to the proposed Firefly Trail that borders the site. Retail units will orient to the trail, while a walkway will enable users of the linear park to easily enter the heart of the development. A wide area of green space and hardscape will connect the trail to the project and provide views of the Oconee River. Selig’s plans also call for additional green space along the trail.
  • Selig will seek a mix of national, regional and local retailers that will be a good fit for Athens and this space. No leases have been signed yet, but there is strong interest in the project.

  • Selig has applied for a special-use permit to accommodate residential units on the ground-floor level of the project facing Wilkerson Street and a portion of Oconee Street. The special-use permit requires approval from the Athens-Clarke County mayor and commission.
  • Selig plans to start construction on the site this fall with an opening date of summer 2015.
